What hardscaping costs here.

You will not find a number here. We would have to make one up, and a made-up number is worse than none. What follows is a breakdown of what a contractor is actually costing when they walk your yard.

The two standard moves in this trade are a published band and a band held behind an email form. They serve the same purpose, which is fixing a number in your head before anybody has looked at the ground. And each spans a range so wide that virtually every project falls somewhere inside it, which is exactly why it cannot help you plan.

So instead, the mechanics. Your contractor sets their own price; these are the inputs to it.

Base depth is where honest quotes diverge

Hand the same patio to two contractors and the figures can land a long way apart with neither of them cutting corners on purpose. One has priced a build that copes with clay and repeated frost; the other has priced a build that does not. Interrogating that single difference tells you more than any conversation about paver ranges.

Ask each contractor: what depth are you excavating, what base material, to what compacted depth, compacted in how many lifts, and where does water in the base go? Then compare those five answers. If one quote is markedly cheaper and vague on them, that is where the difference is - and it will present itself again in a few winters.

Access, and what leaves the site

Whether a machine can reach the back yard or everything comes through a gate by barrow changes the labour content of the whole job. And a patio excavation produces a large volume of spoil that either gets graded into the property or leaves in a truck. On a typical subdivision lot with a fence and a narrow side yard, it usually leaves.

What the ground turns out to be

It varies more across the county than people expect. The heavy clay under much of the older Brookfield subdivisions asks for a deeper base than a sandier lot a few miles west would.

Clay, sand, fill of unknown origin, or a high seasonal water table are different jobs. Nobody knows with certainty until the machine is in. A quote worth trusting names the assumption it has priced and says what happens if that proves wrong. A quote that stays silent has moved the risk onto you without mentioning it.

Then the visible decisions

Surface material, walls, steps and lighting, plus anything built in. A kitchen run or a fire feature is usually the line that moves a number the most once the base is settled, and retaining and seat walls are the next.

• Area. The largest single lever, and the one most worth trimming if something has to give.
• Unit choice. Premium ranges and natural stone cost more per unit and often more to lay.
• Shape. Curves and cut-in details cost in labour and in waste.
• Level changes. Steps and walls are structure and are priced as structure.
• Built-in features. A kitchen or fire feature brings services with it.
• Services and lighting. Far cheaper while the ground is already open.

Local additions to the bill

Sprinkler heads and invisible fence have to be traced and protected. Turf along the machine route needs making good afterwards. And if the parcel is shoreland, a county review runs alongside the municipal permit - which is not a cost line but is weeks, and weeks are what decide whether the work lands inside this year's digging season or next year's.

The one rule if money is tight

Take area off the plan. Leave the depth alone.

That is the whole of it. On ground that holds water and freezes, a modest patio on a correct base will still be flat when a sprawling one on a thin base has been lifted and relaid twice. Every other economy is negotiable; this one is not, because the thing you would be economising on is the only part that cannot be added later.

Beyond that, a few situations genuinely call for a smaller cheque rather than a bigger one. If the layout is still moving, waiting a season and building once beats building in phases. If getting equipment to the back garden approaches the cost of the work itself, a simpler scheme nearer the house may be the better purchase. If the motive is a sale in the spring, hardscape is an unreliable way to recover an outlay on that timescale. And if the finish you like needs attention nobody in the household intends to give it, choose a different finish.

Reading the quote

Three quotes only become comparable when they describe one project, which is most of what the patio planner is for.

Look for three things in writing: the scope, the ground conditions being assumed, and the mechanism if those assumptions turn out wrong. Every line a patio quote should carry goes through them one at a time, in the order they appear on a bid. Base, surface and any built-in features should price separately. A quote that is one figure and a sentence has told you nothing you can hold it to, and figures like that have a habit of growing once the machine is on site.
